Directions: From I-89, take Exit 17, travel 6.3 miles north on Route 2 to the Champlain Islands, turn right onto Kibbe Point Road, travel 300 feet, turn right onto Haycorn Hollow Road.
History: At the conclusion of the Revolutionary War each member of the historical Green Mountain Boys was given a land grant located on property we now recognize as South & North Hero. For their brave and patriotic efforts in defending the north east during the founding years of the Revolutionary War each member of the Green Mountain Boys was granted property, part of which now hosts the Ebenezer Hovey Land Grant Subdivision.
Description: The Ebenezer Hovey Land Grant Subdivision consists of 22.97 acres. Eight building lots have been carved out for primary home development and one 14.4 acre lot is being donated to the Vermont Land Trust. This 14.4 acre lot will remain open for agriculture with a recreational easement on the property for all to enjoy throughout the seasons.
Each of the eight building lots will have curbside access to the underground power and telephone lines, and the community septic system. A Home Owners Association will be created to govern the maintenance of the Ebenezer Hovey private access road and the community septic system.

GEORGIA BUILDING LOTS

We have two 10.1acre lots listed for sale. They include Lot # 3 and Lot #4. You can find the lot line descriptions from the attached plot plan. This subdivision was created in September 1977. These lots have a historical usage for agriculture production and meet the local zoning use for residential development.
According to the Georgia Zoning Administrator, these 10.1acre lots have the potential for further subdivided with the submission of a Minor Subdivision Application. The zoning for this area is 5 acres. At this time the seller has no intention of further subdividing either of these lots.
Additional monitoring of the soil’s water table will be conducted by Engineered Solutions, Jeff Padgett, P.E., Burlington, VT, 802-658-2445 during March, April & May 2006. Initial soil testing found a top layer of dark loam, followed by a sand/silt mixture. Engineered Solutions conducted these soil tests on December 7th, 2005. The final leach field designs are projected to be finished by late May 2006, and approved by the VT State Waste Water Management Department.
